Overview
With deferred deposits, you can set when you want tenants to pay their deposit.
Contract templates:
A placeholder is available for your contract templates which shows when the deposit is due. It is not required to include this in your contract template in order to collect the deposit payment from tenants.
Creating a manual tenancy:
For tenancies created manually from your Contracts Dashboard, you can set the deposit due date on Step 2: General finances.
Book Now:
If your account is set up to use Book Now, the deposit due date is set from the Contract terms on the Price and Availability step when editing the property.
Creating a manual tenancy
The payment due date is set on Step 2: General finances when creating a new tenancy. Payment due - Select when the deposit payment is due. You can collect the deposit at the point of signing. With deferred deposits, you can set when you want tenants to pay their deposit.
On signing contract
The applicants will be required to sign this contract and make any payments immediately.
On specific date
The applicants will be required to sign this contract when it’s sent out and have the option to make any payments later. They’ll be reminded their payment is due 3 days before the date selected below.
Days before the contract start date
The applicants will be required to sign this contract when it’s sent out and have the option to make any payments later. They’ll be reminded their payment is due 3 days before the number of days before the contract start date selected below.
The same day as the first rent instalment
The applicants will be required to sign this contract when it’s sent out and have the option to make any payments later. They’ll be reminded their payment is due 3 days before the date of their first rent instalment.
Book Now
When using Book Now, you have the following options for when you want to collect the deposit (and any fees) from the tenant:
At point of signing contract - The tenant must pay the deposit before their signature can be saved
On a specific date - The tenant must pay the deposit on or before the date set
- The date selected must be after the current date and before the contract start date
A number of days before tenancy start date - The tenant must pay the deposit a number of days before the start date of the tenancy
- The number of days set must be less than the number of days between the current date and the contract start date
On the same day as the first rent instalment - The tenant must pay the deposit on or before the first rent payment date, as set by the rent schedule
- This is determined by the rent schedule that the tenant selects
